VERIDA
A concept site for a fictional global luxury-property agency: 16 pages in English plus a Russian edition, 16 homes in 7 cities, a canvas globe, 3D property tours and a three-step viewing request.
Overview
I build concept sites to show range in genres where I have no client project yet. VERIDA is one of them: the site of a global agency for luxury property in seven cities — Barcelona, Dubai, New York, Shanghai, Moscow, Sochi and Bali. The agency, its advisers, homes, prices and offices are invented.
An expensive home is rarely bought from one page, so the site had to carry a long decision: compare homes across cities, look inside them, understand entry conditions, yields and residency in each region, and ask for a viewing without a phone call. It also had to exist in two languages, English and Russian.

Approach
16 pages in each edition: home, properties, property, regions, a three-step viewing request, request sent, saved, account, services, journal, about, contacts, privacy, terms, cookies and a 404. The catalogue holds 16 properties across 7 cities and filters them by city, type, bedrooms and price, with sorting.
The property page shows key figures, a gallery with a lightbox, a drag-to-look 3D tour built from a 2800×900 panorama, the specification, a map, a mortgage estimate, an adviser and similar homes. The viewing request runs in three steps — format, then date and time, then contact — and ends on a confirmation page; the contacts page places 5 offices on a world map.
The home page opens on a video hero. A canvas globe of 1,250 points carries city markers and turns on its own, in step with the list of cities beside it; cards tilt in 3D after the cursor, headlines rise through line masks and pages fade into one another. The site is plain HTML, CSS and JavaScript animated with GSAP, ScrollTrigger and Lenis; requests, saved homes and accounts stay in the browser’s localStorage.

Results
What exists now is a working concept in two editions: 16 pages each, 16 properties in 7 cities, 7 regions, 6 services, 5 offices and 4 articles, usable from the catalogue to a confirmed viewing request without a server. The checks of 22 September 2026 across 15 pages of the English edition found unique titles on 15 of 15, one H1 on each page, alt text on 100% of images and 0 broken internal links.
Lighthouse gave the English home page SEO 100 on mobile and desktop, accessibility 95 on mobile and 98 on desktop, and performance 94 on desktop against 69 on mobile. The video holds the mobile score back: on a phone the page weighs 16.7 MB and LCP comes in at 7.4 s, while on desktop it weighs 6.8 MB with an LCP of 1.5 s.
SEO review
On 22 September 2026 Lighthouse gave the English home page SEO 100 on mobile and desktop, with performance 69 on mobile (LCP 7.4 s, 16.7 MB) and 94 on desktop (LCP 1.5 s). Across 15 rendered pages of the English edition (all but the 404) the basics pass, but canonical, Open Graph and JSON-LD are missing on all 15, there is no sitemap.xml or robots.txt, and the English and Russian editions have no hreflang between them.

In place: unique titles on 15 of 15 pages, one H1 on 15 of 15, the en language declared, no sideways scroll at 390 px, alt text on 100% of images and 0 broken internal links; Lighthouse accessibility is 95 on mobile and 98 on desktop, and CLS is 0 on both. Partly in place: 8 of 15 descriptions are 70–170 characters long.
Before launch on a real domain: canonical URLs and Open Graph titles and images on every page of both editions; hreflang between the English and Russian editions; JSON-LD with RealEstateListing and Offer on property pages, RealEstateAgent and Organization, and BreadcrumbList; sitemap.xml and robots.txt; titles of 30–65 characters (7 of 15 fit now) and descriptions of 70–170 characters on the other 7 pages; self-hosted video, which removes the Pexels CDN’s third-party cookies that hold Best practices at 77; and a lighter mobile hero to cut the 16.7 MB page and the 7.4 s LCP.

What this does not prove
VERIDA is a concept I built at VITON13 to show range, not a commissioned project. The agency, advisers, properties, prices and offices are fictional. The site has no domain, no visitors, no search traffic and no enquiries or sales, so it proves nothing about lead generation. Photos and video are licensed stock from Unsplash and Pexels.
The Lighthouse figures are lab measurements of the English home page on one day, and the checks cover the English edition only. A score of 100 for SEO covers the basics: canonical URLs, Open Graph, JSON-LD, sitemap.xml and robots.txt are missing, and the two editions do not yet point to each other with hreflang. Viewing requests are stored only in the visitor’s browser.
